The Housing, Health and Safety Rating System (HHSRS) aims to address the health impacts of poor housing and has been developed to assess all hazards that may be present within a residential property; thus providing a safe and healthy environment for all potential occupiers and visitors. From an electrical perspective this includes consideration of general lighting provision, socket-outlet provision, emergency lighting, automatic fire detection and electrical hazards across all fixed wiring installations and portable electrical equipment. In addition to conducting basic visual safety checks on a regular basis, best practice indicates that a formal Periodic Inspection Report (PIR) should be compiled at predefined intervals by a qualified electrical contractor. Similarly with gas installations, it is a legal obligation for all social landlords to make sure that gas appliances, fittings and flues provided within rented properties are sound, and that such appliances are subject to an annual gas safety check. By law, a record of each safety check must be held by the social landlord for a period of two years, as well as a copy being issued to the tenant within 28 days of the completed maintenance service.


Achieved through a series of structured and targeted servicing plans, all cyclical maintenance - comprising the regular servicing of all mechanical and electrical equipment at regular pre-defined intervals - can be managed most effectively. Equipment servicing management therefore provides a consolidated view of the current progression status for each plan in operation, and through a centralised home pane end users are able to compile a subset of service plans via an integral status filter, revealing at a glance a series of key compliance metrics: The total number of assets included within the cyclical maintenance programme, The number of assets where the scheduled service visits have lapsed, etc.
