To amend the calculated element charge for an asset

The procedure to amend the calculated element charge for an asset is as follows:

  1. Navigate to Quick Menu > Rents > Configuration >  Rent Review. The Rent Review window is displayed.
  2. Expand a rent charge review status heading from the alphabetical list and select an associated cycle or type the description directly into the Search Rent Review field. By default the list is filtered to show Open rent review cycles. An alternative filter can be applied using the Select view drop-down field: In Progress, Selection Complete, Applied, Part Applied, Notifications Generated, Cancelled or All 1.
  3. Click on Asset Results 2. The Asset Results tab is activated
  4. Using the Model drop-down field, select the desired model from which the proposed asset charge uplift values have been applied. The Asset Charges summary table is refreshed, revealing a list of all affected assets and the proposed charge values.
  5. Double-click on the row containing the proposed asset charge to be amended 3. The Asset Rent Breakdown window is displayed, revealing all charge elements linked to the asset in the Elements summary table.
  6. Highlight the row matching the specific asset element charge to be amended.
  7. Adjust the amount entered in the Proposed Base value field, as required 4.
  8. Click on Add / Update Element. The selected element is displayed in the Elements summary table, reflecting the amended and recalculated values.
  9. Click on Confirm. The proposed asset charge for the combined elements reflects the recalculated values i.e. Proposed Charge and % Increase 5.
  10. Click on Save.


Note

1 The Search Rent Review field will match against any component of the cycle description.

2 The Asset Results tab is active only for those rent review cycles where a calculation has been applied.

3 It is only permitted to amend an asset charge element where the review cycle status is set to In Progress or Calculated.

4 The term 'base value' refers to the latest calculated rent charge prior to a cap being applied.

5 The calculated values will take account of any effective rent caps in operation.
